ROOF LEAKS

The number one sign that your roof is in need of repairs is a roof leak! Southeast Brisbane is actually Queensland’s most storm-affected region, meaning if you have a roof leak now you definitely want that looked at before storm season hits!

Signs you have a roof leak include:

  • Water dripping from roof
  • Watermarks on roof
  • Sagging in the roof

 

BROKEN TILES/CRACKED POINTING/ CRACKED RIDGES/ BLOCKED WEEP HOLES

These are all things you should have inspected prior to storm season to be sure you prevent the leaks before they happen! Ensuring your roof is in good condition to weather those Brisbane storms will not only save you the stress of having water pouring into your home mid storm, but it will also save you a lot of money! Did you know that even if you have home insurance, in some cases they won’t cover you if you have not kept up proper maintenance of your roof? That is why it is so important to take these pre-emptive steps!

CONDITION OF LEAD FLASHING & VALLEYS                                                               

 Lead flashing should be cut every 3 metres due to the lead shrinking and expanding during hot and cold periods. Lack of expansion cuts will cause cracking, leading to leak. Blocked or rusted valley irons can also cause leaks.

SARKING

Sarking should also be a consideration coming up to storm season. If you do not currently have sarking installed in your roof it is a great way to help prevent those Brisbane storms from penetrating into your roof cavity. If you currently have sarking installed in your roof it is a good idea to check the condition of it to ensure it has not been damaged by animals etc.

LICHEN/MOULD

Aside from the health issues caused by lichen and mould on your roof, a heavy build up can also stop your roof from draining correctly causing leaks! Invest in the maintenance of your roof and arrange to have your roof cleaned.

ROOF TILE CLIPS

Roof clips sit on the watercourse side of the tiles are help to keep the tiles in place. In recent years new spring-loaded, watertight clips have become available which are much more effective and durable than the old nail style roof clips (which are known to break and cause leaks). A signature sign that your home is in need of re-clipping is a circular leak mark on your ceiling and usually appear in several places throughout the home.
