Roof leaks can be of great concern to homeowners and often will want to identify the issue right away! Sometimes roof leaks can be as simple as some cracked tiles, however this is not always the case. James Kelly, the owner of Brisbane Roofing Solutions, has complied the below list of some common roofing issues that can cause leaks. However, prevention is always better than detection! Therefore, we recommend regular inspections and maintenance of your roof in order to prevent leaks occurring in the first place.
Cracked Tiles
This is one of the most obvious causes of leaks on a tiled roof. A visual inspection of your roof will often be able to identify this issue. This is one reason why it is also handy to have spare tiles on site in case you are in need of a quick tile change. This is why Brisbane Roofing Solutions provides additional tiles to customers at the completion of a roof restoration
Cracked Pointing
Pointing is a pre-mixed flexible material used for the completion of joints between ridge or hips and with roof tiles or tiles at gable ends. Major or minor cracks in the bedding and pointing can cause leaks or dis-lodgement of the ridge.
Blocked Weep Holes
Typically, this is something that is required to be inspected by a roofing professional as it is not something that is easily detectible.
Blocked gutters & valleys
A build-up of leaves and debris in your gutters or valleys can cause water to flow into other areas of the roofs which can cause roofing leaks. A simple gutter/valley clean can help with this issue. If you find this is a common issue on your roof, the installation of aluminium valley/ gutter guard can help prevent further build up.
Valley irons
Valley irons are susceptible to weather and can rust away. Check to see if any valley irons are showing signs of rust. Holes in valley irons are a common cause of roof leaks.
Holes in sarking (or lack of sarking)
Sisalation foil fixed under the battens which provides additional waterproofing and protection from roof leaks. A hole in the sarking can allow water to enter into the roof cavity causing leaks. This can be fixed by repairing holes in the sarking (or installing sarking to the whole roof)
Rust Holes in Roof Sheets
Rust holes in metal roof sheets can certainly cause leaks throughout a metal roof. These holes may be able to be sealed up. However, in more severe circumstances, the whole sheet may require to be replaced.
Important Note: In the event of a roof leak, many insurance companies will not cover you if your roof as not been properly maintained in the first place. That is why it is important to carry out regular maintenance on your roof to ensure that in the event of a roof leak you are fully protected.
